RM450,000/acre @ RM10.33/sqft tu kira “boleh tahan la”. tak berapa mahal @ murah. development ready by 25% tu… out of 100 acres atau dr total 200 acres?
frankly sy pernah angan2 utk bangunkan matang, utk jadi pelabuhan. dgn kamunting sebagai main production area. tapi tu angan2 peribadi la, angan2 masa sekolah menengah dulu. hhehe… lagipun dekat ngan hometown taiping. namun kerana dah terzahir kat KUMAS ni, rasanya mungkin KUMAS dah letak satu target. bagus la tu.
tapikan, kalo kita singkap balik sejarah pasir gudang, yg mana Johor Corp (JCorp) bangunkan pd 1977… kawasan sana asalnya cumalah paya. & the price at the moment just few cent per sqft. maknanya 1 ekar jatuh < RM40k. sekarang, kalau centre pasir gudang (factory area) … 1 sqft dah lebih RM200! walaupun ambil beberapa dekad, tapi berbaloi. banyak lagi cerita2 mcm ini, area2 kuantan… PTP dll.
dekat sini sy lihat ada 2 alternafif andaikata kita berminat ngan pembangunan hartanah tersebut. first, kita bertungkus lumus utk cekau jugak duit… utk beli port tu. buat pinjaman, cagarkan apa2 yg patut.
2nd, the other alternative… kita beli & develop kawasan berhampiran/sebelah dgnnya. beli tanah murah2, tambak & bangunkan sendiri. bila dah kukuh (tak tau la berapa tahun), baru “baham” kaw tu.
akan tetapi, sebelum nak bergerak ke arah itu… bagus area bagan dato’ ada satu “theme product” yg boleh support pembikinan pelabuhan tu.
